Chelsea Planning Commission OKs preliminary plats for planned subdivisions

CHELSEA – The Chelsea Planning Commission approved preliminary plats for two planned subdivisions and tabled decisions regarding two other requests at a meeting on Sept. 28.
The commission approved the preliminary plat for White Oak Manor, a proposed 140-acre subdivision off Shelby County 47, as submitted by Matt Golab with In-Site Engineering LLC.
In July, the Chelsea City Council voted in favor of a request to rezone the property that will comprise the development from agricultural-residential to residential to allow for the property to be subdivided into smaller lots ranging from roughly 5 to 10 acres.
Ben Watson with In-Site Engineering LLC told the commission the subdivision plans had not changed since they were submitted for rezoning several months ago.
The plans include a front gate and one house per lot.
The commission also approved the preliminary plat for Chelsea Highlands as submitted by Watson.
Chelsea Highlands is a planned subdivision located adjacent to Lakewood Estates on Shelby County 32 and contains about 49 acres.
“We had to get a flood study done, so we are waiting to be able to put flood elevations on the plat,” Watson said.
The property, which was recently rezoned from agricultural-residential to residential, contains 17 lots ranging from 1.2 acres to 13 acres, he said.
The commission approved the preliminary plat as recommended by City Engineer Frank Spencer with the stipulation that the flood study results are noted on the final plat.
In other business, the commission:
•Tabled a request submitted by Frank Ritchie to create a minor family subdivision on family properties located on Whisenhunt Road.
•Tabled a request from J.B. and Reba Blackerby to acquire an easement over certain lands located in city limits that belong to Bennie Turner on the south side of Shelby County 11 on Mountain Crest Road.
