The rezoning of 144 acres of property that was formerly Eagle Point Golf Course and Driving Range will allow for development of the land into single-family residences.

The rezoning was approved June 6 by the Shelby County Planning Commission, according to Chad Scroggins, manager of Shelby County Development Services. The property was changed from a mixture of R1 and R5 to R2, or single family special district.

R5, or multiple dwelling district, could have allowed for apartments at the site.

R2 means the development may need special considerations, and ensures the planning commission will be involved in the process.

The proposed Griffin Park at Eagle Point would include 304 single-family residential lots with varying lot sizes and an overall gross density of two lots per acre, according to the site development report. Lot sizes would range from 0.15 acres to 5.03 acres.

Access would be at five locations: across from and aligned with Talon Trace, the existing access at the intersection of Eagle Point Drive and Eagle Point Parkway, and three additional access points utilizing stub streets at Eagle Wood Court, Eagle Nest Circle and Eagle Point Court.

Five park areas are proposed to be connected by a network of walking trails. About 27 percent of the property is proposed to remain in minimally disturbed preserved natural areas.

Water service would be provided by Shelby County Water Services, and Southwest Water Company would provide sewer service.

The area would be zoned for Oak Mountain schools.

The property owner is Highpointe Investments.

The golf course opened in 1991 and closed in May. The previous zoning had been in place since before the property was a golf club.
