Pelham seeking master developer for ReAmp project at former Oak Mountain Amphitheatre site

PELHAM – The city of Pelham has taken its next step toward redeveloping the former Oak Mountain Amphitheatre property, officially releasing a Request for Qualifications for a master developer.

The project, known as ReAmp: Reimagine OMA, will transform 43 acres at the center of Pelham’s growing Entertainment District into a mixed-use destination shaped by community input.

The city purchased the property at 1000 Amphitheater Road on Tuesday, July 29 for $5.3 million. Before closing, Live Nation cleared the site at the city’s request, removing all structures and infrastructure except for the surface parking lot. The property, zoned B2 – General Business, also includes land across the creek near Highway 119.

In July, Pelham hosted a three-day planning charrette that drew input from residents, businesses and community stakeholders. Their feedback, finalized in a September report, outlined a vision centered on mixed-use development, public gathering spaces and connectivity throughout the Entertainment District.

“ReAmp is more than redevelopment, it’s reimagining what Pelham’s future can look like,” Mayor Gary Waters said. “This property gives us a once-in-a-generation opportunity to create a destination that reflects our community’s values and aspirations.”

The city is inviting qualified development groups to submit proposals for a Master Development Agreement. The selected developer will be expected to provide a redevelopment plan that reflects the charrette vision, propose terms for purchasing the property and execute all elements of the RFQ’s master developer services.

City Manager Gretchen DiFante said the process is rooted in the community’s ideas.

“The people of Pelham helped shape this vision,” DiFante said. “Through the planning charrette, residents, businesses and other community stakeholders told us what matters most, and those ideas are guiding every step of this redevelopment.”

Proposals are due by 4 p.m. on Thursday, Oct. 30. Submissions may be delivered to Pelham City Hall (3162 Pelham Parkway, Attn: City Clerk) or emailed to reamp-rfq-submissions@pelhamalabama.gov. The city expects to select a master developer in December.

The amphitheatre property sits in the heart of Pelham’s Entertainment District, home to venues such as the Pelham Civic Complex & Ice Arena, Campus 124 and The Canopy at Oak Mountain. The district continues to expand as a hub for culture, dining, recreation and entertainment, offering open-container privileges within its boundaries.
