The Heights at Inverness slowly nearing completion

NORTH SHELBY – A mixed-use development is moving closer and closer to its projected completion time frame and will soon bring another update to the Inverness area.
The Heights at Inverness is currently under construction and is estimated to be completed in 2026 and will be located in the Inverness Center North office park.
The $70 million development that is located within the Hoover city limits will contain a four-story, 289-unit apartment complex which highlights the development as the newest structure coming to the area. 92 percent of the units will be one- and two-bedroom apartments, with the one-bedroom units starting at around $1,800 for rent. The complex will have luxury pools, a coworking space, a fitness space that is open for 24 hours and entertainment rooms.
In addition to the apartments, the Heights at Inverness will also include 18,000 square feet of retail space and 15,000 square feet of restaurant space on the 15 vacant acres of land.
The new mixed-use development is currently being developed and is under construction under the guidance of Stoa Group, a multifamily development group that operates communities throughout the Gulf Coast and is based in Hammond, Louisiana. The Heights at Inverness is the only complex that the company is working on in Shelby County.
In May 2024, the Hoover City Council voted 4-3 to rezone the land that it sits on to be a planned commercial district as opposed to its old zone as a planned office district. That vote came after the Hoover Planning and Zoning Commission approved the voting request back in February 2024.
The property is owned by Inverness Office Park AL, an affiliate of In-Rel Properties based in Florida, and is represented by Randy Thomas, who is the executive vice president of NAI Chase Commercial. In-Rel Properties bought a section of the Inverness Center North office park.
At the council meeting, Thomas informed the council that Inverness Office Park AL had already confirmed leases with Fidelity Information Services, Ascension IT, Birmingham Pulmonary Group and Ardent Preschool and Daycare. Ardent was planning to make the new location a corporate office for their many locations around the Birmingham area.
